Q4 2018 Statistics for Windsor-Essex Real Estate As the market for real estate in Windsor and Essex County continues forward into 2019, now is a great time to take a look at how the housing market in our region ended last year with the statistics for the fourth quarter (October 1st to December 31st) of 2018. With strong prices for sellers and a larger inventory compared to last year for buyers, Windsor-Essex real estate continues to have a great deal to offer. When we compare the end of 2018 to the previous year, we can see that while the number of home sales has shown a small decrease of 2%, the average sale price continues to be noticeably higher than the year before,. The average sales price of the homes in Windsor and Essex County saw a 10% increase in Q4 2018 compared with the same quarter in 2017. The average price of a home in Windsor-Essex was $300,663 in the fourth quarter of 2018 compared to $273,335 in the same quarter of 2017, showing that this continues to be a strong seller’s market. Q3 2018 Market Statistics for Windsor-Essex Real Estate The numbers are in for the third quarter of 2018 (July 1st to September 30th, 2018) for real estate in Windsor and Essex County, and they show that the market for homes in Windsor-Essex continues to be very strong. When we look at the figures for this quarter compared to the same time period in 2017, we see that that while the number of homes sold and listings have decreased, the average sale price has increased significantly. The number of residential listings is down 5% compared to the third quarter of last year, while the number of homes sold is down 3%. The lower number of sales can be attributed to the smaller available inventory of homes for sale in Windsor and Essex County rather than a lack of demand. The great demand for real estate in this region can be seen in the 16% increase in the average sales price of a home, which now sits at $306,269.00 compared to $255,947 in 2017. Q1 2018 Windsor-Essex County Real Estate Market Statistics The statistics for the first quarter of 2018 (January 1st to March 31st) in Windsor-Essex County real estate are in, and they show that the market has slowed down somewhat compared to the same quarter in 2017. When we look at the numbers for this quarter compared to the first quarter of last year, we see that the number of homes sold decreased by 25%, while the number of listings is down 18%. The average sale price of the homes in Windsor and Essex County was $275,954, up 12% compared to the previous year. This shows that Essex County continues to be a seller’s market and that there is still strong demand from buyers.  With fewer listings available now than in the first quarter of 2017, the homes on the market are bringing in multiple offers in many cases, helping to bring up the average sale price. The majority of homes sold during the first quarter of 2018 (59%) were sold for below the average sale price, indicating that there are still more affordable options available in this market…

Q4 2017 Windsor-Essex County Real Estate Market Statistics The statistics for real estate in Windsor and Essex County for the fourth quarter of 2017 (October 1st - December 31st) are now available, and they show that the market is steady compared to the previous year, with many of the numbers staying close to the levels from the same time period in 2016. When compared to the same time period last year, the final quarter of 2017 saw a small increase in the number of homes sold as well as the number of homes listed, with both increasing 1% over 2016.  One of the most noticeable increases compared to the previous year came in the average sale price of a home, which went up 14.7% over the fourth quarter of 2016. This, combined with an average homeowner equity gain of $38,844, shows that the market for real estate in Windsor and Essex County continues to be a strong one for sellers, with buyers paying considerably more on average compared to the previous year. Q3 2017 Windsor-Essex County Real Estate Market Statistics The numbers are in for the third quarter (July-September) of 2017 in Windsor-Essex real estate, and they show that this region continues to see growth in the housing market. When compared to the same quarter of 2016, there is a noticeable increase in the average sale price as well as home equity gain, and a small increase in the number of homes sold, number of listings, and percentage of listings that were sold. All of this indicates that the market for real estate in Windsor-Essex is still very favorable to sellers.  We can see that Windsor-Essex County remains a seller’s market through a 14% increase in the average sales price compared to the same time last year, with homes selling for an average price of $264,012 compared to $226,980 in Q3 2016.
